Who would ‘The Genesis’ Residential Property Offering appeal to?
a) Families, retirees (or groups) who desire to relocate and own a new home or vacation
property in a safe and prospering all-season recreation area.
b) A Corporation that wishes to secure high quality luxury property for executive getaways
and meetings.
c) Buyers wishing to earn excellent returns on their money and obtain financing , whereby they can resell at any time without penalty, or build if they so
choose.


What if the Buyer prefers not to build at this moment?
Willow Wood Acres does recognize that some Buyers would prefer to hold land for appreciation
and decide what they would like to do after time has passed. To serve these needs, we are
offering up to 90% financing, thereby allowing the Buyer to affordably open themselves up to a potentially lucrative ourchase. Or, if the Buyer chooses to obtain financing on their own, or pay the purchase price in full with cash, Willow Wood Acres will not impose anyrestrictions on doing so.


How much out-of-pocket money will this entire purchase require?

Depending upon the cost of the lot, and market conditions, at least ten (10) percent of the loan
value is required. For example, a $50,000.00 purchase price with financing provided via Willow
Wood Acres would require approximately $5000.00 down payment, and an additional $1,000.00 for closing costs.


Why should I use Willow Wood Acres to provide mortgage services for my purchase?

It is advantageous for Buyer’s to do so in order to refrain from having the purchase price of the lot shown on their credit should they choose to at some point build a home and apply for a
construction loan.

Why should I buy in Beckley-Raleigh County?
Area resorts are growing to meet the vacation-home buyers’ demands. Glade Springs and Flat
Top are two resort developments offering thousands of residential lots for sale by marketing them
as choice second home, and retirement homes, to potential buyers in Washington, DC, Baltimore, New Jersey, New York, and in Richmond, Virginia. Glade Springs alone is offering nearly 5,000 lots varying in size from 0.3 to 2.0 buildable acres for sale within its gated resort community.
Glade Springs Resorts is also constructing a third, 18-hole golf course within its community. Beckley-Raleigh County is already top of mind with second home and retirement home buyers as
an attractive area due to its recreational lifestyle, low crime rate, and large tax incentives provided

Will Willow Wood Acres Sell my lot for me?
While we are researching the ability to resell our client’s properties, at this point in time this service is not offered. How much are local golf club memberships?
There are two award-winning golf courses nearby in Glade Springs Village. Glade Springs is offering lifetime golf memberships to residents of Beckley-Raleigh County for $12,000.00. This is well below the national average membership fees of $35,000.00.
Furthermore, Glade Springs has announced plans to build another 18-hole golf course within the
Village. The tremendous growth of the Glade Springs development, and its ongoing build-out
activities, will continue to appreciate home values and lot prices in the years to come.
